Do you have a house to sell which will not budge?
Have you lowered your asking price in the hope of getting a quick sale?
Do you want to make the move from your house to a bespoke residential lodge on a site like Rowanwater?
For various reasons, many people find that the move from traditional housing to park home living takes them a lot longer than they would like. On average, it takes 14 viewings of your property before you secure an offer that progresses to completion.
Depending on the time of year, the location of the property, the asking price and the effectiveness of your chosen estate agency, the selling process could take a year or more! So this is where a Part Exchange comes in handy by offering you speed, convenience and certainty.
In some cases, Part Exchange deals can be completed in a little as three days.
More complex cases may take up to ten days but in comparison to the lengthy process of finding a buyer, securing their offer, exchanging contracts and hoping to reach completion all within 12 weeks, ten days is nothing.
All the hassle and hard work is undertaken by the Part Exchange Company, meaning all you have to do is tell them what you expect to receive for your house then they do the rest and come up with their offer to you.
You will not have to pay estate agent fees and the Company covers the legal fees, the cost of the survey and the energy performance certificate; all saving you crucial time and money.
Quickmove Properties can use a deferred completion to tie the finalisation of your house sale in with the delivery of your new residential lodge or park home. This means you do not have the inconvenience of having to find rented accommodation while your lakeside lodge plot is being built and designed.
You therefore have the peace of mind that the sale is secure and will not fall through. There is also no risk that your buyer will change their mind and pull out at the last minute, leaving you in an extremely difficult position.
Thankfully, you have a guaranteed cash offer for your house which will not change and you’ll have the safe knowledge that it is only a matter of time until you can be living in a luxury lakeside residential lodge on Rowanwater.
So how does my Part Exchange work?
Part Exchange is something that most of us have all heard of but the ins and outs of the procedure are probably a little unclear, so we’ll take you through the process of a Part Exchange sale:
1) The Part Exchange Company organise two local estate agents to value the property and then calculate the average of these two prices. Based on this, they will make you an offer after also considering the local market area and the salability of the property.
2) A formal offer to you for your property is made by the Part Exchange Company which is normally between 80% – 90% of the market value price of the property. The percentage you are offered is based largely on the re-salability of the property.
3) If you accept the offer, a survey is carried out and a solicitor is informed and brought on-board; both of which are paid for by the Part Exchange Company. A date for completion is then agreed upon between you and the Part Exchange Company.
4) Completion of the deal occurs on the agreed date and the vendor is free to move into their new residential lodge or park home. You can also be granted a free license to occupy the property for up to two weeks after the date of completion to allow for a more convenient move.
